Sliding sash windows, made to match
Oxted, Lingfield, Godstone and the villages around them
New sashes in uPVC or timber, built to the proportions and bar pattern your house was built with.
Keeping a sash house looking like itself
A sash window is about proportion: the height of the meeting rail, the width of the frame, the horns on the upper sash and the way the bars divide the panes. Get those right and a new window looks as if it has always been there.
Around Oxted you find sashes on Victorian and Edwardian villas near the station, on Georgian fronts in the older villages and on farmhouses in the lanes. Bar patterns vary from plain one-over-one to two-over-two and six-over-six, and we copy the one your house has.

uPVC or timber
uPVC sliding sash
Slides up and down like the original, on modern balances, with sealed glass and no draughts. Choose white, a heritage colour or woodgrain. For an unlisted house it is the most popular choice by far, at a little over half the cost of timber.
Timber box sash
Traditional weights and pulleys, or modern spiral balances, in painted softwood. Timber sashes start from £2,650 installed per window. They are the right choice for listed buildings and wherever the council asks for timber.
Depending on the building, there can be rules on the glass you're allowed and on the exact layout of the glazing bars. That applies to listed buildings, to many houses in conservation areas and to any covered by an Article 4 direction. It's best to check with the council first, and Oxted Windows can help you through that process.

When the old sashes should stay
On a listed building, sound original sashes are usually repaired rather than replaced, and changes need listed building consent. Slim secondary glazing fitted inside can make an old sash much warmer; as a guide, the market range is £450 to £1,200 per window, supplied and fitted.
For an unlisted house, replacement is normally straightforward. If your house is in a conservation area, it is worth a quick check first. Planning and conservation.
What sash windows cost
Every price is worked out for your house. It depends on the sizes of the windows, how many there are and where they sit, the access, and the materials, colours and hardware you choose. Book a free home visit and you'll have an exact price for your job.
We're happy to quote for a single window. Three or more windows make up a day's work at the normal rate, while a single window carries a call-out charge on top.
Where a tower is needed to reach upstairs, this may add around £150. Scaffold only goes up where a job truly needs it.
